As a re-commissioning service provider for Xcel Energy's Front-Range Re-commissioning Program, Architectural Energy Corporation performed detailed energy audits and retro-commissioning services on nine buildings in and around the Denver area. The buildings totaled 2.2 million square feet, and included low-rise and high-rise office buildings, a bank, a hotel, a shopping center, and an athletic club. The program focused on identifying and quantifying low-cost / no-cost peak electrical demand savings. Determining low-cost / no-cost demand savings was challenging, but the implemented savings averaged 150 kW per building, and subsequent cost savings totaled $175,889, or 20% of the buildings’ existing annual electric costs. At a total estimated implementation cost of $79,373, this represented a six month single payback.

Project Highlights

Walk-through audits performed, including as-built plan and document review, facility personnel and occupant interviews, and spot measurements of HVAC and lighting equipment. Data loggers and EMS trends use to collect data to identify and quantify low-cost / no-cost peak electrical demand reduction measures.

Calculations for each building performed using spreadsheets and temperature bin methods and regressions. Building types included a low-rise and high-rise office building, a bank, a hotel, a shopping center, and an athletic club. Savings for each measure verified using short-term monitored data, spot measurements, and functional performance testing.

Peak electrical demand reduction measures recommended included the following:

HVAC scheduling, including optimum stop/start
Demand control limiting
Water loop heat pump optimization and temperature reset schedule
Improved terminal box reheat controls
Outside air fraction scheduling
Economizer repairs
Airflow setpoint reduction
Garage CO sensors for exhaust fan control
Waterside economizer optimization
VAV system optimization
Valve repairs / replacements
Pump impeller trimming
